The problem
In Brazilian judicial auctions, some properties sell for 40% to 70% below market value. For the auctioneer, every new property means tracking publications scattered across dozens of courts, reading official gazettes on short deadlines, sorting out what is urgent and writing the auction notice for each session by hand. The notice is a long technical document, and a mistake in it has legal consequences.
In practice, auctioneers miss the opportunities they did not see in time and spend days writing the notice for the ones they did secure. On the other side, family offices and investors only hear about what the auctioneer manages to secure.
